How we work

RESERVATIONS

After completing the booking form you will receive an e-mail to give continuity to the process, ensuring your reservation.

You can pay by credit card or bank transfer. When you make the transfer please send us a payment receipt.

CANCELLATIONS

We only refund the total of the reservation cost if you cancel seven days before your arrival date. If you do not cancel in this advance your money will not be refund.

CITY TAX

Beginning on January 1, 2016, the Lisbon City Council implemented a tax, which seeks the payment of 2€ per guest by each night for a maximum of 7 nights. The fee doesn't apply to children under 13 years. Our rates do not include the city tax. The value is payed at the check-in.

GUEST'S IDENTIFICATION

Any stay has to have the presence of an adult (over 18) who will be responsible for the rental of the apartment and for signing the contract of terms and conditions. We will check all ID cards and passports. Those who are not included on the reservation can not remain in the apartment. Guests are not allowed to sub rent, lend the apartment or receive people outside the booking forms.

CHECK-IN AND CHECK-OUT

Our most common time of check-in is at 15 hours and departure always till 12 hours Please tell us with 48 hours of advance what will be your arrival time. We are flexible on this issue and if you need to arrive before or after 14 p.m. we will do our best to check you in. If your apartment is not ready yet you can store your luggage here and go for a little walk to get familiar with the neighbourhood.

Our most common working hours are from 9 a.m. to 6 p.m.. If you really need to check-in outside these hours you will have an extra charge of €30 per reservation. We never do check-in or check-out after 9 p.m. neither before 8 a.m..

CHANGE OF DATES

Any change of the days must be notified by e-mail to bookit@otiliahotel.com. We do not accept changes via telephone. We will have to analyze our availability of stays, so we ask you to wait for our validation. Date changes made with 15 days in advance will have no extra costs otherwise we have to charge 50% of your deposit. After we reschedule your reservation we'll provide you the information for the new payment.

KEYS

If you are traveling alone you will be entitled to only one key. From two guests per apartment we provide two keys. It is very important that you be careful because the loss of the key will cost you 10€.

MAINTENANCE AND CLEANING

Every day we do a simple cleaning to your apartment. Sheets and towels are changed every three days and for each new guest entry. The kitchen linen are changed every week and at each new check-in. On the day you check-in the apartment will be clean and we ask you to let it in reasonable conditions.

If you notice any malfunction of the equipment, supply of water, electricity, gas or internet, contact us to solve the problem.

SAFETY

Pay attention to your safety in regard to windows, balconies and staircase. Come down carefully and urge the same behavior to the children around you.

There is one aspect in our culture that defines us and is being recognized internationally: the cuisine. Evenings spent at the table with family and friends are a constant in our day-to-day. To match this lifestyle, we have equipped kitchens with everything that is needed to create a complete meal. The moments spent here are great for bonding and include the little ones. Children are always welcome in this space if they have proper adult supervision. We expect the maximum responsibility with all devices so please read the instructions before you use any equipment. Do not leave taps running, gas cooktop on or anything connected while away. Please keep the doors locked any time that you leave the apartment.

WI-FI

All apartments have wireless internet access. The password will be provided when you check-in.

FOOD SUPPLY

In each kitchen cabinet you'll find essential food supplies like salt, olive oil, water, tea, coffee, fruit and other local goodies that are already included in the price of your stay.

We only refill it when a new guest arrives and for reservations of ten days or more. At your disposal you have gas cooktop, microwave/oven, refrigerator and all the tools necessary to prepare a meal. If you are not in the mood to cook we can always recommend you nice restaurants, from traditional Portuguese cuisine to Asian or Vegetarian.

BEHAVIOR

Always keep in mind that you are sharing common areas with other visitors so you all should keep it in good condition, clean and free of objects that may obstruct the passage.

The building is located on the main shopping street of Lisbon, therefore, a very busy area during the day. We choose double glazing to your well-being. In the inside we ask you to maintain low sound levels in order to don't disturb the neighbors.

Smoking is not allowed in the apartments or in common interior areas and passages.

Animals are not allowed to stay in the apartments or common areas.

LIABILITIES

We hope you treat our facilities and their contents as you would do with your own home: with care, hygiene and respect.

The owners and employees of Otilia Hotel & Apartments Lda. shall not be liable for any damages, direct or indirect, that may arise during the guests stay in rooms and/or common areas. This includes any type of damage: theft, criminal behavior, fire, natural disasters, accidents or misuse of equipment.

If any of our terms and conditions are not fulfilled, we are entitled to ask guests to leave our facility without any kind of monetary compensation or refund.

At the moment construction works are underway in our building street.
